Planning Application: 109-117 Olive Avenue Leigh-on-Sea  - SOS 07/00379/FUL

 

 

Despite the latest modifications to the plans for the site on Olive Avenue, my Association continues to have strong objections to this revised application. Our reasons for objection are as follows:-

 

 

1.                   Detrimental to street scene. Although the developer has now provided for a gap of approximately 1m between the easterly block and the houses, we feel that this does not provide sufficient separation between the buildings. Unless viewed from a position immediately in front of the small gap, the buildings on the eastern side will continue to present a long unbroken frontage to the street and this will have a dominating and intrusive effect on the streetscene.  

2.                   Insufficient parking. The changes made to the parking areas, whilst an improvement in positioning, do not meet our previous objections. The site is located in an area which has poor public transport links and the parking provision of one space per unit will be insufficient to meet the likely need for residents and their visitors. Olive Avenue itself is relatively narrow, is heavily used as a local “rat run” and residents already experience parking problems; this bad situation will be seriously exacerbated by the vehicles using these flats.

 

3.                   Insufficient amenity space. We continue to maintain that very little amenity space is being provided. In particular, as the flats are likely to be occupied by families with young children, the amount of open play area provided would be insufficient for their needs. Additional amenity space must be included in the plans especially as there is little public open space in the immediate area.
